We find the floor area other people leave on the table.
On all three D.C. projects we went down. Reservoir's basement had six feet three inches of headroom; we excavated to seven feet six and gained a full level. T Street's had six feet four; it became a family room, a bedroom, and a full bath. Observatory Place went from seven feet three to nine.
In supply constrained submarkets you usually cannot build out and often cannot build up. Below grade square footage is the cheapest floor area available, and capturing it is an engineering and code problem rather than a design one. It is the single most repeatable thing we do.
2015-2021
Six years. Three projects. No gaps.
Three consecutive residential development projects in Northwest Washington, D.C. Two of the three were in Burleith, bought back to back, the second larger than the first. Each was acquired in compromised condition, fully redeveloped, and sold.
