Our model is not a sales document. If the deal does not work, we say so early rather than optimizing assumptions until it does.

Control the Entitlement
Most value in development is created or destroyed between contract and permit. That is the phase we know best, and the right answer differs by site. At 3713 Reservoir Road we designed a three story addition to sit entirely within the by-right envelope, finishing at 38 percent lot coverage against 60 permitted, which removed hearing risk and neighbor risk from the schedule. At 3629 T Street the by-right envelope could not produce a viable building, so we took the site through a Board of Zoning Adjustment case, presented to the neighborhood, and prepared seasonal shadow studies before anyone asked for them. Knowing which of those two a site calls for, before you are under contract, is the whole job.
